The person actually finding your home.

My name is Philippe Kamoun. I was born and raised in North Holland and moved to Amsterdam with my parents at the age of eleven. There, my parents opened a restaurant on the Overtoom, in a building that would later become home to Bagels & Beans. Looking back, that move marked the beginning of my lifelong involvement in real estate.

From an early age, I worked hands-on in property renovations, learning practical skills such as plumbing, electrical work and plastering. As our family property portfolio expanded, I gradually became involved in tenant screening, lettings, property management and real estate transactions.

After beginning my professional career at PricewaterhouseCoopers (PwC), I returned to the real estate sector, where I progressed through various roles including property administrator, controller and asset manager. During this period, I was involved in the administration, financial management and strategic oversight of large residential property portfolios, working with both national and international stakeholders.

Later, I founded M&L International, providing property management and advisory services to private and international clients. Over the years, I have gained experience across virtually every aspect of the real estate industry, including property management, acquisitions, lettings, asset management, development and real estate finance.

Today, after decades of experience in the sector, I founded HQ Housing. The company was created in response to the growing complexity of the Dutch housing market, where expats, international professionals, entrepreneurs and private buyers often struggle to navigate a highly competitive environment.

What happens to my upfront fee if you don't find a home?
For renting: we work no cure, no pay: our brokerage fee is only due once you secure a home through us. To open the search there's a €250 activation deposit (excl. VAT), which is deducted from the final fee. If we haven't arranged a viewing within five weeks of activation, that deposit is refunded in full on request.

For buying: the search is opened by a €750 activation deposit, payable only after a positive mortgage assessment. The brokerage fee (1.25% of the purchase price, excl. How does your fee structure compare to other agencies?
Most rental agencies in the Netherlands charge one month's rent as commission, payable only at signing. That structure rewards volume, the agent earns the same whether the home is right for you or just any home you'll accept.

Why an upfront fee? Other agents are free.
Because the people who work for free are paid by the landlord. That's who they actually represent, not you. The onboarding fee is the cost of having someone whose only job is to look out for your interests. It's also a filter: it keeps us focused on clients who are genuinely ready to move, which is what allows us to deliver a shortlist in five days instead of five weeks.
What happens if you don't find me a home?
We work no cure, no pay: the brokerage fee is only ever due once you secure a home through us. The €250 activation deposit that opens the search is refunded in full on request if we haven't arranged a viewing within five weeks of activation. It's written into the terms you accept before we begin.
Is there an actual contract?
Yes. A service agreement covering the deliverables, the timeline, the activation deposit and refund terms, and the fee structure (one month's rent for rentals; 1.25% of the purchase price for buying). HQ Housing is a trading name of Home Quest Housing Solutions S.L., registered in Valencia, CIF B22915573, inscribed in the Registro Mercantil de Valencia, with EU VAT ESB22915573. You can verify all three on the Spanish business registry before paying anything.
How long does it typically take?
The average across 312 matches is 21 days from intake to accepted offer. Rentals are usually faster (7–18 days), purchases slower (4–6 weeks). The fastest was 4 days; the longest was 73. We tell you on the intake call which side of average to expect for your specific brief.
Do you work with expats arriving from abroad?
About 70% of our clients are arriving from outside the Netherlands. Intake calls run on your timezone, viewings can be done by video, and contracts are translated clause-by-clause into English (or French / Spanish). We've worked with relocations to ASML, Booking, Optiver, ESA, the ICC, and a long list of smaller employers.
What's the difference between this and a regular makelaar?
A listing makelaar represents the seller or landlord. An aankoopmakelaar represents you, but usually only on the legal/transactional side, they don't curate, they don't negotiate aggressively on rentals, and they don't help you settle in. We sit one layer above: we handle the search, the strategy, the negotiation and the human bits, and we work with a licensed makelaar for the legal closing when needed.
Are there extra fees beyond the onboarding?
For rentals, the placement fee is one month's rent excl. 21% VAT for a straightforward profile, or 1.5 months' rent excl. VAT if let to a single person or couple secured via guarantor(s), with a minimum of €1,250 excl. VAT.
